Environmental Constraints Assessment

Our specialist qualified noise and air quality consultants review publicly available noise, air quality and traffic data, supplemented by information on planning portals, to establish any potential risks.

We then evaluate whether these findings may prevent the use of an open window to remove excess heat.

Where there are potential constraints, we provide an indication of the possible impact on your site, to inform the development of the overheating strategy. 

This Environmental Constraints Assessment can be used pre-planning or even at the land purchasing stage to understand the potential impact on developing the site.

N.B. where there are potential environmental constraints, a more rigorous noise assessment will be required to answer the question ‘Are there any security, noise or pollution issues?’ on the Approved Document O checklist.

Overheating in buildings has been highlighted as a key risk for the health and productivity of people and businesses in the UK

It is estimated that there are about 2,000 heat-related deaths each year in England and Wales. 

This has led to new regulations to ensure occupants in new residential buildings do not suffer excessive temperatures.

 

Approved Document O England

Approved Document O (2021 edition – England) was released in December 2021 and came into force for all Building Regulations building notices, full plans applications and initial notices for residential buildings submitted in England from 15 June 2022.
