What is an Overheating Assessment

An Overheating Assessment is a requirement of Part O of the building Regulations.

There are two methodologies to conduct an overheating assessment;

The simplified method assessment is a limited assessment which can generally only be used for simple house types. In this assessment method, we consider for example the location and orientation of the dwelling, its dimensions, cross-ventilation potential, size of the glazed areas and their openings etc. It must be noted that the simplified method is limited in the factors it can consider.

Dynamic Thermal modelling allows more scope and possibilities to achieve a passed overheating assessment, by considering other factors such as the g-value of the windows, U-value of the external envelope, M & E specifications, yearlong simulations of weather data for the proposed dwelling. A 3D model of the building is required as the starting point for the assessment.

Approved Document O England

Approved Document O (2021 edition – England) was released in December 2021 and came into force for all Building Regulations building notices, full plans applications and initial notices for residential buildings submitted in England from 15 June 2022.
